OUR PROPERTY & LENDING CRITERIA

>> QUALIFICATION:

We are a true asset based lender – however limited financial information is required. (Personal guarantees are required for all corporate acquisitions)

>> CLOSING:

Standard closing times apply upon receiving completed eligible loan docs, which includes clear title and a completed appraisal. Expedited fundings are available on a case by case basis, additional fees apply.

>> INTEREST RATE:

10.99%

>> BORROWER REQUIREMENTS:

Loan application and 2 months of bank statements; must be able to verify the ability to make the monthly payments and carry the project. No recent foreclosure and/or bankruptcy activity.

>> PROJECT:

Borrower must demonstrate the ability to professionally execute the rehab of the project. (Market evaluation/CMA's & scope of work and repairs).

>> PROPERTY TYPES:

Investment Loans, Fix and Flip Loans, New Construction, Landlord Loans, Transactional funding, and more.

>> LOAN-TO-VALUE:

70% After Repaired Value (ARV) 75% - 80% ARV on a case by case basis.

>> PURPOSES & TYPES:

Our loans are based on the after repaired value of the property and include both the purchase and renovation. This can include the acquisition and rehab, bridge to refinance and cash-out refinance.

>> LOAN MINIMUM:

$80,000 in primary markets, call for lending terms on secondary markets.

>> TERM:

6 month term; longer terms available upon request.

>> LENDER POINTS:

3%, 1% paid at loan origination; 2% at the end of the 6 month term.

>> LOAN-TO-COST:

Up to 100% of purchase and rehab.

>> NO PREPAYMENT PENALTY:

>> PROCESSING FEES:

$1795. Includes initial inspection fee, processing fee, appraisal, and doc prep fees.

>> ADDITIONAL REQUIREMENTS:

FIRST lien position only Appraisal and inspections must be ordered by G.O.A.T. Funding Group G.O.A.T. Funding Group shall be named as the mortgagee Property locations should be in and around major or secondary markets in and around Dallas/Ft. Worth, Houston or San Antonio. Owner and Mortgagee title policies required G.O.A.T. Funding Group reserves the right to adjust loan requirements based on the criteria of the deal
